Havana Neighborhoods Guide: Where to Buy Property in Havana

September 25, 2026 · 2 min read

Choosing the right neighbourhood matters more than the house itself. Here is our guide to where people buy in Havana, and what to expect in each area.

Vedado

Leafy streets, big early-20th-century houses and apartment buildings, close to the Malecón, the university and many restaurants. Popular with buyers who want central living and good rental demand. Many large homes need renovation — budget for it.

Miramar

Wide avenues, embassies, large detached homes with gardens, and some of the most expensive property in the city. Quieter, well suited to families and upmarket rentals. Areas such as Siboney and Kohly nearby are similar and greener.

Habana Vieja (Old Havana)

The historic centre and a UNESCO World Heritage Site. Colonial buildings with high ceilings and balconies, and the strongest tourist rental demand. Renovation rules are stricter here, and building condition varies a lot — always inspect the structure.

Centro Habana

Dense, lively and usually cheaper than Vedado or Old Havana, between the two. Good value if you pick a solid building, but many structures are old and need work.

Nuevo Vedado

Mid-century homes and apartments, quieter and more residential, close to the Zoo and Vedado. A good choice for long-term living.

Playa and Marianao

Mixed residential areas west of the river with a range of prices, from family houses to modest apartments.

Playas del Este (Santa María, Guanabo) and Cojímar

Beach towns east of the city, about 20–30 minutes from central Havana. Popular for holiday homes and summer rentals. Cojímar is a small fishing village with sea views, known from Hemingway.

How to choose

  1. Purpose — living, renting to tourists, or a family home.
  2. Building condition — more important than the address.
  3. Water and power — ask about water tanks, pumps and backup power.
  4. Title — verify it before paying; see our legal guide.
