How it works from Florida

Four steps, whether you are buying a home in Havana or selling one your family owns.

1. Shortlist and tour remotely

Send us the neighborhoods you care about — Vedado, Miramar, Playa, Centro Habana, Varadero. Our agents on the ground record walkthrough video and take photos so you see the real condition before you spend a dollar on travel.

2. Verify who actually owns it

Cuban transfers depend on the title and the Registro de la Propiedad entry matching the person selling. We ask for that documentation up front and flag anything inconsistent — the single most common way overseas buyers lose money.

3. Handle paperwork from Florida

Most overseas buyers and sellers act through a Cuban notarial power of attorney (poder notarial) so a trusted person can sign in Havana. Rules and consular steps change — read our legal guide, then confirm current requirements with a Cuban notary or the consulate before signing anything.

4. Travel to close (or don't)

Many clients fly Miami–Havana for the signing week. If you can't travel, we coordinate with your representative and keep you on video for each appointment.

Can a Florida resident legally buy property in Cuba?

This is the question we get most, and the honest answer is: it depends on your status, and there are rules on both sides. Cuban law limits who may hold residential title, and US regulations restrict what US persons may do with Cuban property. Cuban citizens and permanent residents of Cuba are in a very different position than a US citizen with no Cuban residency.

We keep a dedicated, sourced guide on this and update it when the rules change — plus a running feed of Cuban housing-law news. Nothing on this site is legal advice; confirm your own situation with a Cuban notary and a US attorney familiar with Cuba sanctions.
