Cuba Visa Guide for Property Buyers: Tourist Card, Cuban Passport and Residency

September 25, 2026 · 2 min read

Before you fly to Havana to view a home, make sure your entry documents are in order. Requirements depend on your nationality and whether you were born in Cuba.

Canadians and most visitors: the tourist card

Most visitors, including Canadians, enter with a tourist card (tarjeta del turista), sold by airlines, travel agencies or Cuban consulates. Canadians usually get a stay of up to 90 days, which can be extended in Cuba. You also need a passport valid for your stay, travel medical insurance, and a return ticket.

Everyone: the D'Viajeros form

Cuba requires travellers to complete the online D'Viajeros form before arrival. It generates a QR code you show at the airport. Fill it in within the days before your flight.

US citizens

US travellers need a tourist card too, but US law also requires the trip to fall under one of the OFAC-authorised travel categories (for example, "support for the Cuban people" or family visits). Tourism alone is not an authorised category. Keep records of your activities.

Cuban-born travellers

If you were born in Cuba and emigrated, Cuba generally requires you to enter with a valid Cuban passport, even if you hold another citizenship. Cuba removed the old passport "habilitación" requirement in 2018. Check your passport's validity and renewal dates early — renewals through consulates can take time.

Residency and property

A tourist card does not let you buy a home. Purchases are limited to Cuban residents and permanent residents. Permanent residency is typically granted in specific cases, such as marriage to a Cuban citizen or repatriation of Cuban emigrants. See our legal guide and law updates.
